CLUBHOUSE & GYM

Recently both toilets in the Clubhouse needed (TANK & BOWL) gaskets replaced. I made the necessary replacement of the hardware kits needed, NO leakage now. jobs complete.

POOL & POOL DECK AREA

The lighting on pool walkway was removed and the electrical wiring was capped off (made safe) to all 6 light pole bases. Reopened walkway. Getting proposal to replace the lights for future reference. One of the STENNER pumps that automatically feed the chemicals into our pool system had a bad pinch tube in the lower part of pump distribution of chemical ACID part. I had extra parts left over from the last STENNER pump replacement. I was able to utilize these parts and now we are up and running once again, Both STENNER pumps are functioning fine at this time.

IRRRIGATION

This week we completed the minor irrigation repairs per pre approval from our last inspection.

The mainline, 2 wire and valves were moved in the SFH section ahead of the swimming pool installation.
Main line break on irrigation system #3 South East corner at Montecito Drive and Carlsbad Drive. This was done while electrical contractor was excavating to install conduits for future purposes. The electrical contractor made the necessary repairs to 4"main line , This repair will need to be inspected by Brevard lawn& irrigation dept. When this system is re energized on Monday Dec.17,2018.

LANDSCAPING & LIGHTING

Nothing to report at this time.

PONDS

The ponds are still low as lack of rainfall continues.

POND FOUNTAINS

The #3 pond fountain needs jets cleaned once again and has several lights not functioning properly. Cascade Fountain has been notified. The Shearwater fountain floors (entrance & exit) were recently cleaned and painted with 2 part epoxy pool paint. The water line staining was also cleaned off both fountain side walls as needed. we are now ready to put these fountains back in service. We've contacted SPIES Pool & Fountain Co. to start up pumps and recommend a filtration system that will be suitable to eliminate side wall staining issue that we've been experiencing.

STREETS & SIDEWALKS

It was reported that we have sidewalk lifting taking place at 759 Monterey Drive. This problem was caused by the root system overgrowth of a suspect tree in this concentrated area. A recommendation was made that this tree be removed to resolve this issue.

GATES & WALLS

Recently made a necessary gate repair at the side pedestrian gate on Shearwater Parkway. Refastened bottom kick board as this takes much abuse of the children ramming the gates with the front tire of their bicycles. All is well now.

PLAYGROUND

Nothing to report at this time.
