CLUBHOUSE & GYM

Nothing to report at this time.

POOL & POOL DECK AREA

Pool pump quit working on the early afternoon of July 4th, due to storm /lightning/power surge. Powered control box down and reenergize power to pool pump system control box back up. Water level was low, added water to reservoir Auto fill not functioning properly. I will discuss this with pool tech from Brevard Pools when he comes today to service pool.

IRRRIGATION

Last week we replaced bad solenoids at 628, 638, 689 and 769 all on Monterey drive.

A 1 station decoder was replaced at 434 Point Lobos Dr

A 2 station decoder was replaced at 128 Redondo Dr

We had an alarm on Controller D for zones 52, 53, 54 and 55. We discovered a corroded wire at the 4 station decoder.

We replaced 3 heads for along Shearwater for free due to lack of authorization to preform work, thus we cannot bill for the work.

We pulled a tech from another property to come run the irrigation for the company working on the fountain pumps- for free

I sent a copy of our irrigation maps to the company hired by the CDD to assess the irrigation system.This week we inspected the controllers/ pumps and found no alarms.
We completed the approved June inspection repairs and started our July inspection.

A proposal to replace a 2” valve which operates a zone for 139 Montecito was approved. This valve was continuing to partially close which reduced the pressure for the entire 6 plex.

LANDSCAPING & LIGHTING

Nothing to report at this time.

PONDS

The pond samples were taken on July 2,2018 and the TDS levels were slightly elevated. ( Total Dissolved Solids ). This is normal for this time of year. We have had some much needed rainfall recently as we approach the rainy season. We can always use rainfall as we enter into long HOT summer days

POND FOUNTAINS

Fountain #5 had quit operating in the early afternoon of July 4th 2018. After trouble shooting this problem this morning of July 5th 2018, I found That the circuit breaker had tripped because of a power surge/lightning storm. I reenergized the breaker and #5 fountain is now back in service and operating fine.

STREETS & SIDEWALKS

Nothing to report at this time.

OTHER

The painting continues on wall around pump station #2 area near playground..
