CLUBHOUSE & GYM

The concrete pad was poured on Tuesday October 22,2019 for area in front of Clubhouse / Fitness room entrance.

POOL & POOL DECK AREA

All the chemical levels were spot on and the circulation flow is at 350 GPM also spot on. Hibiscus plants in large planters on pool deck were fertilized on 10/21/19 These plants are thriving and doing quite well after bouncing back from the Army worm attack and the inclement weather from the hurricane.

IRRRIGATION

The latest irrigation test results can be seen at https://www.easymapmaker.com/map/Montecitocdd. We tested clock A this week. All zones on clock A are functioning from the timer once again.

LANDSCAPING & LIGHTING

Last evening I did a drive through of the Community after dark and did san inspection of all street lighting, I'm happy to report that all of the street lights are in good working order.

LAKES

Nothing to report at this time.

LAKE FOUNTAINS

Twice this week I had to reset the breaker at the fountain in Lake Valencia. I'm not sure at this point whether or not we need to replace this breaker. But It has not tripped the breaker in several days now, I've been monitoring this fountain. As I was doing my drive through after dark yesterday doing the street light report, I also surveyed that all fountains were functioning just fine and all fountains lighting was lit up last night. Great news right. Amen.

STREETS & SIDEWALKS

A 7' section of sidewalk was cracked up and in need of replacement on Montecito Drive just East of the Pump Station #1. The bad section on concrete was removed and re-poured by Bo's Concrete Company on 10/22/19.

GATES & WALLS

This could be about the gates. I believe we need to install a bumper post at the key pad kiosk at South Patrick entrance seeing's how that kiosk has been struck twice now and there is very expensive equiupment being housed inside of these kiosks.

PLAYGROUND

Another 7' X 9' pad was poured on 10/22/19 at and near the Plaground entrance by Bo's Concrete Company.

OTHER

A 4' X 6' pad was poured on and next to the mail boxes on Redondo Drive. Evidently this pad was not counter-sunk deep enough into the ground and will need to replace this pour of concrete or build up this area up with fill dirt and re-sod up to concretes edge with a gradual slope. What-ever it takes to make this right
