CLUBHOUSE & GYM

On 10/12/19 at approximately 8:00 pm. received a phone call from a resident explaining that the ( knee press ) a piece of equipment in the fitness room was ( OUT OF ORDER), the cable had snapped and this piece of equipment was deemed unsafe to use. I was at dinner at that time, so after dinner I went to assess the situation. I arrived at the Clubhouse fitness room at approximately 8:45 pm. and installed caution tape on and around this piece of equipment and signage on this piece of equipment (LEG PRESS),that it was not to be used until the necessary repairs could be made. On Monday morning October 14th,2019, I contacted Mike Brown the owner of Browns Fitness LLC. our vendor whom does the maintenance on all of the equipment in the Clubhouse fitness room. He explained that he would be out to make the repairs on Thursday October 17th,2019. Mike Brown made the necessary repairs on 10/17/19 at 3:00 pm. and all is well now.

POOL & POOL DECK AREA

We received a proposal from SPI$ES for the swimming pool resurfacing / scope of work to complete, this also includes new LED lighting for the pool

IRRRIGATION

Addressed work orders and repairs

Finished wet check on A and made repairs
completed wet check on clock B
Made repairs found on wet check clock B
Found 2 breaks under paver at 657 Palos Verde Drive and made repair
Replaced Number 13 decoder on clock E. (Tyler can you put time back on this zone if not done already)

LANDSCAPING & LIGHTING

7 street lights (OUT OF ORDER) 2 on Clemente Drive, 1 on Ventura Drive, and 4 on Redondo Drive, all the way down to the mail box area on Redondo Drive. Gault Electric LLC came out on 10/14/19 and investigated this issue and found that the photo cell functioning fine, but the transformer / relay contacts had burnt up and were in need of replacement. These street lights were on the same series / cicuit of power grid. They did not have the necessary parts to make the repairs on their truck, so they went to pick up the contacts as needed and installed them. These repairs took place in the area of Pump Station #2. All the street lights are functioning fine now.

LAKES

Nothing to report at this time.

LAKE FOUNTAINS

All 6 lake fountains are functioning fine at this time, and all fountains at the entrances / exit are functioning fine also. The entrance /exit fountains received service of fresh 3"" chlorine pucks into the chlorinators, a slash of liquid chlorine in fountain basins / reservoirs along with a small amount of marantic acid as well. I also cleaned the strainers in the chlorinators as needed. This procedure is done by me Randy McGrath twice a week to keep the water from creating algae / staining and manifesting in the fountain basins / reservoirs. All is well.

STREETS & SIDEWALKS

The sidewalk leading from the shed to the right front office entrance was formed up, along with (2) 7' X 9' pads for new bike racks, and one pad 4' X 6' near Redondo Drive mail box area for the bollards. All of these pads and sidewalk will be poured on Tuesday 10/22/19 by Bo's Concrete Company.

GATES & WALLS

Nothing to report at this time.

PLAYGROUND

A bike rack will be installed in the area just outside of the playground once the pad is poured.l

OTHER

The installation of a complete new PS#2 will be coming soon.
