CLUBHOUSE & GYM

The Clubhouse is now outfitted with all new exterior lock assemblies with new interior crash bars. This scope of work was performed by CDA Solutions, in a professional workman type manner. The leg press machine in the Clubhouse fitness room is (OUT of ORDER) at this time and the tech was notified. This machine will be repaired on Monday October 19,2020

POOL & POOL DECK AREA

We are continuing to monitor the chemical and the water levels of the pool, We have been experiencing the chlorine levels dropping off, we've been adding a bit more stabilizer to help in our efforts / ability to keep the chemicals (CHLORINE) levels normal .I've been testing these levels daily and in constant communication with our pool tech (Daniel) of Brevard pools. Normally this time of year the pool tech only visits us twice a week .Due to this chemical imbalance situation I've had the pool tech remaining his visits to 3 times a week. until further notice.

IRRRIGATION [Updates provided by Insight Irrigation LLC.]

We have had issues with PS#2, the metal clamps that hold the filters assemblies in tact fell victim to the elements causing the filter covers to separate (FAIL) and cause a leak and the low pressure alarm from massive flow sensors to cause the system to shut down. Hoover came out this week 10-13-20 and make the necessary repairs to the filter manifold. We then had a leak occur in the 6"main line in the proximity behind 710 Ventura Drive. This leak was located and repaired ASAP Unfortunately the cure time on such a mainline break is 24 hours. While the PS#2 pump station was not functioning a water truck was brought in by Paradise Lawn & Irrigation to water all of the areas of concern that PS#2 normally waters.

LANDSCAPING & LIGHTING

It was reported that there are street lights not functioning in the new section on Simeon Drive. I came into the Community last evening to do a drive by 10-16-20 to determine which street lights and how many actual street lights were actually not functioning. I report that there are 4 street lights (OUT of ORDER) in the area Montecito Drive & Simeon Drive intersection near the Montecito mailboxes. There is also a few on the Simeon Drive strip between Montecito Drive and Clemente Drive. I had contacted Gault Electric LLC of these street lights outage and they'll be out in the later part of next week to make the repairs

LAKES

Nothing to report at this time.

LAKE FOUNTAINS

All 6 lake fountains are functioning fine at this time and the lights are working fine also. The fountain lights will need to be re-adjusted whenever we have the time change. Both entrance & exit fountains at the Shearwater Parkway were drained and though rally cleaned of scaling and staining build up. The other two entrance & exit fountains off of South Patrick will be though rally cleaned next week This scope of work has been done by Randy McGrath (DFS).
