The Bike Racks for the Clubhouse Pool areas came in on order yesterday October 10, 2019 and will be installed in place East and West side of swimming pool gate / sidewalk areas early next week 10-15-19


Pool pump and pool equipment operating fine at this time. All of the pool chemical readings are spot-on and the flow rate to the pool equipment is operating at 350 GPM. This is perfect;

Addressed work orders and repairs

Replaced broken spray heads at the following addresses 708 Monterey, 728 Monterey, 658 Monterey, 726 Vetura, 719 Vetura, 723 Vetura, 103 Redondo. 128 Clemente, 136 Clemente
Added rotor for coverage at 728 Ventura
Replaced zone 8 clock D solenoid
Repaired 2 lateral line pipe breaks zone 20 and 21
Repaired a break under paver patio at 418 Montecito
Addressed concerns reported by Tyler with In site on 10/10/19


There is a street light out of order at the intersection on Montecito Drive & Ventura Drive. Gault Electric LLC has been notified of this outage and is scheduled to make the necessary repairs on Monday October 14,2019. There was also a ticket generated in the Community of a half a dozen street lights not functioning on Redondo Drive in the Phase #2 section of he Townhomes all the way to the Redondo Drive mail box area. I inspected the photo cell that operates that section of street lights and found it functioning fine. I could here and see that it's engaging fine, this makes me believe that there is something else gone bad (suspect) perhaps a small transformer? Gault Electric LLC is scheduled out first thing Monday morning to check it out and make the necessary repairs

The Shearwater Parkway Entrance Fountain was found over-full in the reservoir/ basin area. After investigating the situation, I found that the auto-fill valve had come apart causing the water supply to continuously fill the basin / reservoir until the water was over-flowing out of the fountain all together. I shut off the water supply valve that feeds this fountain and lowered the water level by opening the basin/ reservoir drain valve. once the water was at a operating level , I closed the drain valve. I contacted William V. and explained my findings. He then contacted SPIES Pool & Fountain Company our vendor for these fountains. SPIES was able to make the necessary repairs that same day October 7,2019 in the late afternoon at 3:00 pm. This fountain is operating fine at this time. All 4 entrance / exit fountains were maintained by cleaning out chlorinators and adding (3) 3""chlorine pucks to each chlorinator and added asmall amount of liquid chlorine to each basin / reservoir. This regular maintenance procedure seems to working by keeping the chemicals right, there is less chance of the collecting algae in these fountain basins / reservoirs.


STOP signs were installed at Montecito Drive and Simeon Drive, / Montecito Drive and Palos Verde Drive. Some stop bars on the pavement were also installed as needed. I believe that the install crew ran short on marerials and will finish this scope of work early next week.
