CLUBHOUSE & GYM

POOL & POOL DECK AREA

We are in the process of the total shut down of the pool to determine the best time frame in which to repair the fiberglass tank shell which houses the filtration system to the swimming pool. Unfortunately we were not able to have this work done during the last swimming pool shut down because of scheduling purposes , we have this scope of work to be done and completed on October 15th and 16th, 2018. We will send out an email blast to our residence to confirm this scope of work, We took into consideration that by completing this work early enough in the week, that this will not interfere with the week end of October 20th and 21st ,2018. We are tremendously sorry for any inconvenience that this might have on the Community swimmers. This is a much needed repair and thank everyone for their understanding.

IRRRIGATION

We installed the approved new decoder for zones 22-23 on PS#2. No other alarms were found on the controller.

On PS#1 we found no alarms on controller A, on Controller B we found a bad 2 station decoder (zones 22-23). On Controller C we found a bad 2 station decoder (zones 28-29).

The proposal for replacement of these decoders has been approved and are scheduled for installation next week.

LANDSCAPING & LIGHTING

The repairs on the street light pole bases has begun and will continue the next several week until completion. Due to the fact that these particular base parts are no longer available, Refurbishing what we do have is our only avenue at this juncture. I will continue this task going forward, however, this is a time consuming procedure.

PONDS

Nothing to report other than the ponds are low . Rainfall is much needed.

POND FOUNTAINS

The proposal to raise the control boxes has been approved for fountain #1 pond #1. Gault Electric Company LLC will conduct this scope of work soon, we're on their schedule as ASAP. This is a needed project for safety reasons.

STREETS & SIDEWALKS

Nothing to report at this time.

GATES & WALLS

Recently both of the entrance gates have been acting up, by either not opening or closing properly according to design. The issues that having are due to corrosion on wiring contacts at the loop sensors and the gate travel limit switches. The wires that control the limit switches (micro switches) had broken in half from electrolysis , causing the gate controllers to stay engaged and not shutting off, this problem does not allow the gate halves to identify with each other, therefore shutting down (OUT OF RANGE) The mother controller and slave controller malfunction on what each is doing, therefore causing this mishap. The connections will need to be treated with dielectric grease to protect these connections from the elements.

PLAYGROUND

Recently the playground was treated / sprayed for bees prevention as needed. There were a couple reported bee stings reported by the residents. Action was taken immediately.
