CLUBHOUSE & GYM

CDA Solutions (locksmith company) has installed 3 new lock assemblies with crash bars on the Clubhouse rear exterior doors. There is only one exterior lock assembly to install with crash bar (CLUBHOUSE MAIN FRONT DOOR) remaining, and all 12 of the exterior lock assemblies with crash bars have been installed. The Clubhouse main front door is going to need a longer crash bar because this door is wider than the other doors . The necessary hardware has been ordered and will be installed when the parts come in on order. All of the EMERGENCY LIGHTING fixtures were tested and all of them are functioning properly as of 10/01/20.

POOL & POOL DECK AREA

The pool has been having issues of holding the chlorine levels, a dye test was performed on September 22,2020 to check the pool for leaks of any kind. There seems to be a suspect of a leak in the pool display fountains. These were shut off to determine if there could be water loss from this issue, we also turned off the auto fill to be able to determine if in deed there was any water loss other than normal evaporation. By process of elimination we were trying to monitor any drastic water loss in the pool. The stabilizer levels were a bit low, so stabilizer was added to boost the stabilizer levels. This will allow the chlorine levels to hold longer. The black algae spots are still present but not as prevalent. We will continue to monitor the pool chemical levels daily and we will need to investigate and test the display fountains plumbing probably next month or when the pool swimming traffic slows down somewhat. A new auto fill was installed because the old one had a small leak in the housing itself.

IRRRIGATION [Updates provided by Insight Irrigation LLC.]

There are two zones not functioning from the clock. Zone 2 on the East clock and zone 18 on the West clock.
We are continuing to water new sod twice daily and established sod 3x a week. Let us know if there are any questions or concerns.

LANDSCAPING & LIGHTING

LAKES

The TDS levels were taken & recorded on 10/01/20. The lakes were treated for overgrowth of vegetation (hydrilla) from all 6 of the lakes on Treatment done by Amercan EcoSystems Inc. on September 29,2020

LAKE FOUNTAINS

All 6 lake fountains are operational at this time and the lighting was adjusted to daylight hours. This will be revisited and readjusted to the up-coming time change.

STREETS & SIDEWALKS

Nothing to report at this time.

GATES & WALLS

2 pedestrian gates were removed by the crew at GMS to be taken and refurbished / repairs. Once the necessary repairs are made they will be put back into service. The location of these gates are as follows:(1) The exit pedestrian gate Shearwater parkway by round about. (2) The most Eastern pedestrian gate on Shearwater Parkway

PLAYGROUND

Nothing to report at this time.

OTHER

All 4 bike racks were treated and cleaned up with stainless steel cleaner / polish as needed.
