FACILITY MANAGER REPORT

CLUBHOUSE & GYM

The Clubhouse WIFI is up and running, the shelving for the WIFI modems were started today 8/17/18 and should be completed early next week. This should make the WIFI signal much stronger as the modems will no longer be closed up in the Clubhouse closets, and will be in a more open area making the signal more accessible to our residents at the pool or in the fitness room also. There are two access points one at each end of the Clubhouse for better coverage.

POOL & POOL DECK AREA

Received the 3rd proposal from Jewell's Pools for the resurfacing job of the Clubhouse swimming pool. I also received a proposal for the fiberglass repairs for the inground filtration reservoir. This is a bid price to make the necessary fiberglass repairs complete with a new gel-coat finish., which includes the costs of replacing all 36 filtration grids as needed. There is a one year warranty on this refurbishing of this in ground reservoir which is the normal warranty for this type of scope of work. The cost to replace this reservoir would be astronomical. It is my recommendation that we repair rather than replace at this juncture because the inground shell is salvageable.

IRRRIGATION

We inspected both pump stations and all 4 controllers and found no alarms.

PS#1- We repaired the approved mainline leak between zones 4 and 5 on Controller C and reconstructed the 4 valves. After the repair had cured and the mainline was pressurized, the next weak spot in the mainline blew. The line was opened up and drained overnight, we returned on Friday to repair and irrigation for PS#1 is back online.
PS#2- We are still waiting for Hoover to inspect and clean the Pump intake screen in the pond. Once full pressure has been reestablished we will resume our normal irrigation schedule. We normally operate 2 programs at a time which allows us to run 2 irrigation zones at a time, yet with the pressure issues we are only capable of operating 1 program and 1 zone at a time.

We will be completing the approved July irrigation repairs and completing our August irrigation inspection next week

LANDSCAPING & LIGHTING

PONDS

Nothing to report at this time.

POND FOUNTAINS

Fountain #1 Had a bad contact on the backside of the timer, the timer mechanism was functional, but when it tripped the lever to engage the power to turn on the fountain pump it would fail. Only by removing this timer could you see that these contacts were burnt up on the back side of the timer plate. Due to the fact that this power station is so low ONLY 20" off of the ground and very difficult to do service on without actually laying down to work on it. It is my recommendation that we install a taller power supply pole and move this power supply boxes up off of the ground. After last years Hurricane IRMA we received so much rainfall that this power supply was actually under water and was a potential electrical HAZARD. Gault Electric LLC was notified and will be giving us a proposal to raise this power station for fountain #1 to a more appropriate height of 4'.

STREETS & SIDEWALKS

GATES & WALLS

Nothing to report at this time.

PLAYGROUND

There were several complaints of wasps stinging children at the playground. I removed and sprayed several potential nests in the area. It should be okay now. It's just that time of year that these pests are active.

OTHER

The fencing around both pump stations #1 and #2 are complete. next week I will be handing out the keys to the locks that have been purchased to all of the necessary personnel who should have keys. Mr. Henson and Mr. Wellman will also be given keys to these pump stations too. The new cameras are functioning fine at this time. Wow what a difference!
