POOL & POOL DECK AREA

We started taking bids this week for the swimming pool restoration project. So far I've received 2 bids and would like to get at least one more bid to present to the BOD before the next board meeting, so we will be able to discuss what options we have going forward. However, this work will need to be done in the slower time of year weather wise (Less swimmer traffic). We need to award this scope of work to whomever and get ourselves in a position to be on scheduled contract in getting this work done in January or February at the latest. If we prepare now, then coordinating this work should be a smooth transition in getting this done.

IRRRIGATION

Pump station #2 was found tripped and was reset on Monday. All zones are operational, however we are having pressure issues while the system is running through the normal programming. The CDD has approved a proposal for Hoover to inspect and clean the intake screen which is out in the pond. In an effort to insure each zone is receiving adequate pressure we have reprogrammed the controller and each zone is running twice per week, 7 days per week.
A 2 wire splice was located on Monday at PS#1 at Clock B that affected zones 14-56. This was repaired on Tuesday and all zones were up and running.
At PS#1 Clock C we found several decoder alarms. Upon inspection it was determined (3) 2 station decoders and (1) 4 station decoders were likely damaged due to lightning. Decoders are triangle shaped metal boxes and each of these were blown open. All decoders were replaced on Tuesday and zones are operational.
At 354 Point Lobos a bad solenoid was replaced.

LANDSCAPING & LIGHTING

Nothing to report at this time.

LAKES

The afternoon rains are very welcome for the pond water levels. Water gauge levels are at the 4' range. This is good, we can always use more rainfall.

LAKE FOUNTAINS

Pond #4 lighting timer is not functioning, I purchased a new timer for these lights and will be installing the new timer on Monday August 13, 2018.

STREETS & SIDEWALKS

Gault Electric was here today and replaced one LED light bulb assembly at the Shearwater entrance closest to the gate. They also worked on a street light at Clemente Drive and Sedona Drive., the socket assemble was loosened from wind causing the LED bulb to flicker and not make good connection. reinsert socket assembly and tighten bulb. working fine now.

GATES & WALLS

OTHER

The fence for Pump Station #1 was completed today August 10, 2018 by Brevard Fence and Rail Company. There are 2 gate entrances to this PS#1, there is one to be able to service the pump housing enclosure / and decoders area, There is also a gate to access the well#1 shut off and read meter access too. The signage will be installed on Monday 8/13/18 by myself Randy McGrath. The new cameras system was installed this week by Modern Security. The work was done in a safe workman type manner and done with care and professionalism. Thanks go out to Frank and Dominic for a job well done. Randy McGrath
