CLUBHOUSE & GYM

POOL & POOL DECK AREA

Nothing to report at this time.

IRRRIGATION

We inspected both pump stations and the 4 controllers and found no alarms.

The approved valve replacement for the units 129-139 Montecito drive was completed.

We have started our July irrigation inspection.

On July 11,2018 : A technician onsite who will be treating the torpedo grass in plant material and also treating the Hawthorne for Weevils.

LANDSCAPING & LIGHTING

Nothing to report at this time.

LAKES

Nothing to report at this time.

LAKE FOUNTAINS

We continue to wait on the Cascade Fountain Company to install a new pump motor on fountain #1 Pond one at the South Patrick entrance by the beach area. We are at the mercy of their schedule. I'm not certain what the issue is, but we authorized this work order several weeks if not a month ago.

STREETS & SIDEWALKS

The street light at the intersection of Point Lobos Drive and Palos Verde Drive is out of order. This particular street light has been non functional for some time now, as we always prefer to make repairs on street lights when there are 2 or more street lights out of order, because of the costs of the boom truck operations. This being an intersection street light, I believe we must repair now for safety reasons. Unless otherwise instructed, I will contact Gault Electric LLC to schedule this street light to be repaired.

GATES & WALLS

The pedestrian gate on Shearwater Parkway had a broker latch assembly. Removed the broken latch and repaired/replaced the broken parts to latch assembly. Painted latch, all functional now Job completed

PLAYGROUND

Nothing to report at this time.

OTHER

The pump station #2 beautification project: The painting of the wall of around PS #2 was completed and mulch was purchased and installed as needed in areas surrounding pump house/wall areas. I contacted Superior Fence and Rail about when we would expect the new fencing to be installed. There was a miscommunication about whether or not that we needed a permit for these fencing projects. It turns out YES we needed permits for both pump stations #1 and #2. Once the red tape is completed, they will contact us back with their scheduling dates.
