CLUBHOUSE & GYM

On Monday 05-24-2021 Browns Fitness Company came to the Montecito fitness room for our scheduled quarterly PM visit. The stationary bicycle was outfitted with a new crank & pedal assembly. While the Tech Mike was doing his normal maintenance check on all of the fitness equipment, he noticed abnormal wear on thr cable to the upper cable (fraying) of the Lat machine. This seemed a bit odd as he was just here a couple of weeks ago and repllaced the upper and lower cables to this Lat machine. Mike made me aware of this fraying issue, and documented this wear by taking pictures of the fraying. He also took a picture of how this machine is to be used with a photo located on the upper side of the Lat machine, He explained that the only way that this type of fraying is caused by improper usage of this equipment. If somone is pulling outward instead of downward the way that this machine was designed to be used. Improper use of this machine will cause this type of wear. He checked all of the free weights and made sure that there weren't any loose weights, the weights sometime get loosened by the weights being dropped to the floor during usage. He made sure all of the weights were tight.

POOL & POOL DECK AREA

The pool was closed from 05/24/21 to 05/27/21 to preform a phosphate treatment needed to rid the pool from a light green algae that was manifesting on the North pool wall. The phosphate killer was applied to the pool water on 5/24/21 and was allowed 24 hours of time in which to kill off the algae and phosphates. After the treatment was completed, the dead algae / phosphates drop to the pool bottom.The pool was then vaccumed to remove sedements from the pool floor. The filtration grids were removed and thoughrally cleaned after the vaccuming up of the contaminates. This process was duplicated on the second / third days. The pool was reopened late morning 11:00 am on 05/27/21. A plastic scupper pool grate was reported by a resident to be broken, I contacted Brevard pools and reported the broked grate on the morning of 05/28/21 and asked for the Tech Daniel to please bring us a new grate needed for scupper. They assured me that Daniel would have this grate with him when he comes to do his schedled routine cleaning visit on this day 05/28/21. The pool tech Daniel replaced the broken scutter grate, so I closed the work ticket out that had generated a work order.

I contacted Mike Jones the Irrigation Manager for Paridise Landscape & Irrigation yesterday 05/27/21 at 2:30 pm. to remind him of his irrigation weekly report. He assured me that his report would be available early today 05/28/21. As of 11:00 am. he explained that his report is still not available?

GATES & WALLS

GMS service / maintenance crew came out and started working on the pedestrian gates by raising the elevation of these gates and installed new hinges where needed. GMS service / maintenance crew will return on Wednesday June 2,2021 and complete repairs and raising of the SouthPatrick pedestrian gates and install the hydrailic control arms on all (4) pedestrian gates. (2) on Shearwater and (2) on South Patrick.
