CLUBHOUSE & GYM

The exterior painting of the shed continues as I find the time to accomplish this task. The rain and love bug situation has made this project very challenging to say the least..

POOL & POOL DECK AREA

IRRRIGATION [Updates provided by Insight Irrigation LLC.]

I wanted to touch base with you about the irrigation work this week. We are doing wet checks every week so we have been servicing one clock per week. Last week was clock A and this week we did clock B. I have been trying to focus on the larger issues like zones not activating or high flow zones. Tyler has been very helpful in finding problem areas. Working off his report I was able to locate three zones that were not active due to a bad decoder. 696 and 686 palos verde and the common area behind them both had not been getting any water and are now active. We also took care of some work orders and requests from William. The gushers in the city strip on Carlsbad were also replaced.
Next week is the same plan, clock C, take care of current work orders, and solve the next "no flow" problem(s).

LAKE FOUNTAINS

Fountain #5 has had issues with tripping the circuit breaker. Cascade came out and checked this problem out. After further investigation, it was found that the pump motor was bad and in need of replacement. The proposal was sent directly to GMS for replacement recommendation by Cascades Tech Johnathan. pulling to many Amps causing the circuit breaker to trip and fail the normal operations standards. The replacement of the fountain pump motor was approved by George Flint of GMS and we await Cascade Fountains scheduling to change out the failing pump motor.

STREETS & SIDEWALKS

Nothing to report at this time.

GATES & WALLS

The Shearwater pedestrian entrance gate had a broken latch assembly, Pick up and installed a new latch from Superior Fence Company assembly as needed. The other pedestrian gate on Shearwater had pulled loose from cinder block return. I purchased new hardware (lead shields and lag bolts). I drilled out the return and installed the hardware needed to secure and fasten the gate assembly in place. Gate is now secued and functions properly now.

PLAYGROUND

Nothing to report at this time.

OTHER

The bollards in the area of the mail boxes on Redondo were installed this week. Concrete pads were pored along with threaded rod anchoring / template were put into place for the anchoring purposes . Secure the bollards to the anchoring footers. Paint the anchoring studs / nuts with weather proof anti-corrosion paint as needed.
