FACILITY MANAGER REPORT

CLUBHOUSE & GYM

GYM: Nothing to report at this time.
Clubhouse: Continuing replacing LED type bulbs as I find the time.

POOL & POOL DECK AREA

The pool pump Is operating fine at this time; there is nothing to report. The chemical levels are ideal and considered perfect for swimmers to enjoy.

IRRRIGATION

Irrigation pumps: Both pump stations and all 4 controllers were inspected. We replaced the 28 valve on Clock A Zone 24 The decoders for zones l'-J.8,36-31, 46)41.48149 were replaced
All of the approved CDD repairs on PS#l are completed. We tracked and repaired a 2 wire Issue on Controller D that had several zones down.

LANDSCAPING & LIGHTING

Street lights: There are no street lights out of order. They are all functioning fine at this time. In the new section there is one street light that flickers on and off at the comer of Carlsbad / Clemente. I contacted Chip Jones Jr. of (Lener) Developer and made him aware of this issue.; he contacted the electrician Who Installed these light poles/fixtures to make the necessary repairs.

PONDS

The pond levels are extremely low. I took samples from a!! 6 ponds and both artisan wells; from ponds #2 & #4 and tested all of them to check the TDS (total dissolved solids). All of the readings were within the correct levels to irrigate with. The levels did not change since last months readings in several of the ponds the TDS levels had gone down some. This attributed to shutting artisan well #2 off in pond #4. We are supposed to receive much needed rainfall this weekend.

POND FOUNTAINS

Fountain #4 had a bad GFI breaker / timer, The wire leads that feed this timer were short in length. I made extensions to the leads. I purchased a new timer 110 A/C type as requested by Cascades tech (Johnathan). Installed the timer and set to desired times of operation. Fountain #3 was having Issues with NO lights, I found that the breaker had tripped. Re-energized breakers in control box and in main power box to be sure we don't have a weak breaker problem. I will continue to monitor these breakers for a possible faulty breaker issue.

STREETS & SIDEWALKS

Nothing to report at this time.

GATES & WALLS

Entrance gate for Shearwater having a intermittent problem on the open cycle. Reset 'powered down these openers. Tighten down the cam and yoke assembly. Reengergized both MASTER and Slave openers after putting the Operators back in sync with one another. It seemed as if the operators had lost one another. I'll monitor these gates for repeat issues / problems, If the gates get forced open in any fashion, it win throw a code and I'll be able to distinguish if the operators have been abused by force.

PLAYGROUND

Nothing to report at this time.

OTHER

The round about signs are the incorrect size. Getting the materials gathered up to prepare the wall for fencing project PUMP STATION #2. Fill in hole in back wall, make patch around hole blend / paint walls both sides. This project will take place 5/7.
