FACILITY MANAGER REPORT

CLUBHOUSE & GYM

GYM: All equipment is operating fine at this time, nothing to report.

POOL & POOL DECK AREA

Pool: Nothing to report at this time. The pool equipment is operating fine and all the chemicals were spot on.

IRRRIGATION

Irrigation pumps: We inspected both pump stations and filter rings. We found no pump alarms and the filter rings were in decent shape.
All 4 controllers were checked for alarms. We found no alarms on Controllers A, Band C. On Controller D we have alarms on zones 31 ,74, 84, 85,86, 87, 90 and 91.
We started making the approved irrigation inspection repairs for the CDD and HOA. Alex, Christian and Angel will be working on site next week to complete the repairs, troubleshooting and completing the irrigation inspection. We will be sending over a proposal to repair the leaking filter manifolds at PS#1 and PS#2.

LANDSCAPING & LIGHTING

Street lights: All of the street lights are functioning just fine, there are no reported street lights out of order at this time.

PONDS

Although we have had some rainfall here and there, we always welcome more rainfall. Ponds are really low; but, this is normal for this time of year.

POND FOUNTAINS

It has been reported that the lighting on fountains #3 and #4 is not functioning properly. This issue has just shown itself since the new control boxes were installed. Cascade Fountain will be contacted to check this problem out because fountain # 3 lighting works but, only manually. The timer is not functioning. #4 fountain the timers working fine but, the lights don't come on. Somewhere the wiring is not correct.

STREETS & SIDEWALKS

The pedestrian gate (exit side) at Shearwater Parkway walkway had broken latch and lumber damage. I believe that a gust of wind slammed this door so violently, that it caused these types of damages. I removed the broken timber and broken latch assembly as needed. Replace the wood and latch, painted the complete door on both sides. There is a lifted sidewalk section of concrete as soon as you enter though this pedestrian gate. I spray painted the trip hazard with bright RED paint. This trip hazard will need to ground down in the near future.

GATES & WALLS

The gates at both entrances and exits are working fine. There was a mention that the entrance gate at South Patrick would not open. I checked this out and could not get this problem to repeat itself. All is well at this time; however, I will keep monitoring this gate for any glitches.

PLAYGROUND

Nothing to report at this time.
