CLUBHOUSE & GYM

The Clubhouse office and office hallway were the last areas to be out-fitted with the remote (ON-OFF) hardware. So the complete Clubhouse is now operable by remote activation if necessary. We are also contemplating the installation of replacing the light bulbs in the fixtures high up in the Clubhouse Great Room to LED 40-watt (DIMMABLE) type.

POOL & POOL DECK AREA

The pool pump is functioning at 350 GPM, which is spot on, the chemical levels in the pool are also spot on and holding the chemicals fine. This is also because the pool is (CLOSED) and the swimmers activity has been ZERO.

IRRRIGATION [Updates provided by Insight Irrigation LLC.]

Wet check on clock B

Irrigation repairs found on clock B wet check.

Added heads 2 sprinklers for new landscape

Addressed work orders.

LANDSCAPING & LIGHTING

Nothing to report at this time.

LAKES

Clean up of debris at all 6 lakes shorelines has begun by American Eco Systems. AES was here today 4/29/20 and treated all lakes for shore-line algae & treated again for the Hydrilla issue Which was reported to me that the hydrilla vegetation is dying off, slowly but it is dying off.

LAKE FOUNTAINS

All 6 lake fountains are working properly and so are the night-time lighting of all 6 fountains functioning properly.

STREETS & SIDEWALKS

Nothing to report at this time.

GATES & WALLS

The Preventative maintenance of all 4 gate systems is scheduled for this week by (FDC). Even though the gate systems all turned off during this Corona Virus (Pandemic) shut down period, the gates will receive their regularly scheduled routine maintenance done.

PLAYGROUND

The bike rack assembly was drilled / refastened to the concrete slab, and the surface of the bike rack was cleaned and protected with a stainless steel conditioner which cleans & polishes the surface of the bike rack super-structure.

OTHER

Continuing the clean-up and installation of the patio lighting fixtures light bulb replacement The bright white daytime LED (DIMMABLE) 40-watt type lights were to bright for the application that we were looking for. So those particular lights were returned and they were exchanged with the LED (DIMMABLE) 40-watt soft white light bulbs instead. The soft white bulbs give us the correct lighting we were trying to achieve in luminating the patio. These light bulbs have a 13 year life span and they are dimmable too.
