CLUBHOUSE & GYM

The new foot pedal stirrups were installed recently on the stationary bikes.

Clubhouse: Work continues on the SHED project and patio enhancement project

POOL & POOL DECK AREA

: The pool cleaning schedule has been changed to 3 times a week from the winter schedule of twice a week. As we gear up for another busy summer pool season. All the chemicals were and have been spot on.

IRRRIGATION

: Pump station #3 ZONE #24 clock E not communicating with Insight programing. After investigating this issue, it was indicated to me by Tyler Salas that a control box on the North side of Redondo Drive, approximately from 104 Redondo Drive all the way to Carlsbad Drive were affected. The control valve had been screwed down for reasons unknown. Once the valve was opened and ZONE E was programed to the watering cycle, all is well now ZONE 24 is now functioning fine.

LANDSCAPING & LIGHTING

: At the present time there are 2 street light (OUT OF ORDER) (!) on Montecito Drive near Mission Bay Dr. and (2) Another on the 760 block of Ventura Drive. Gault Electric LLC will be notified if another street light goes out. We like to address the street light outages when several are out of order. 3 or more so we only have one-time boom truck charge on repairs.

LAKES

The TDS levels were slightly elevated from last month’s readings and the ponds are still quite low

LAKE FOUNTAINS

: Continuing to wait on the City of Melbourne Water Engineering Dept. on whether or not they will be able to bring us a fresh water supply for entrances fountains.

STREETS & SIDEWALKS

Nothing to report at this time.

GATES & WALLS

: The gates are functioning fine at this time; the South Patrick entrance gate was having issues with the center loop is weak causing intermittent opening cycles and alarm sounding off. The alarm noise was turned down, but if the center loop continues to act up, we’ll be having to replace with the wireless type center loop. Like the one we installed at the Shearwater gate entrance.
