CLUBHOUSE & GYM

: The quarterly fitness room maintenance was conducted today 02/08/19 and there were worn cables on several pieces of equipment pedal straps were damaged and torn. Due to the fact the tech did not have the cables to replace at this time, he will come back next week and replace cables then. There are absolutely no hazards with the cables now they are still functional; the plastic coating has worn off due the regular usage of the equipment. The same thing with the pedal straps, they will be replaced next week upon his return. They will order the new pedal straps needed. Recently, there has been someone opening the windows in the fitness room and leaving them open. I must remind anyone doing this that this will cause the A/C unit to freeze up and quit operating causing damage to the A/C unit. So please discontinue this practice of opening the windows completely. Thank you kindly.: The cleaning / pressure washing continues on the columns of the patio porch area rear of the Clubhouse. This is a very time-consuming task although the results are positive and looking good.

Phase # 3: A irrigation break was reported at rear of property 113 Redondo Drive. This repair was made by Brevard Lawns & Irrigation Co. The cost of this repair has put this burden on the CDD. The damage to the irrigation system very well could have been done due to the enhancements done on the rear of 109 Redondo Drive townhome. In the process of doing this scope of work the concrete contractor hired by Mr, Levow had driven his vehicle with a trailer attached to it to drive on the CDD easement without permission to be able to remove the concrete waste from the rear of 109 Redondo Drive. Unfortunately, by traveling over this area the irrigation lines / spray head was damaged. Mr. Levow was made aware of these repair charges on 02/06/19. These are very unfortunate circumstances and the CDD hopes that everyone involved in this dilemma understands our position here at the CDD going forward. Thank you, Randy McGrath (FMCA).

LANDSCAPING & LIGHTING

: The street light on Redondo Drive behind the mailboxes has been repaired by Gault Electric LLC. It seems that the conduit / wiring for this street light were damaged while the construction of the townhomes on Redondo Drive were being completed. The damaged conduits and wiring were disconnected and new wiring was fed through from an existing junction box nearer to the proximately of the street light in question. Due to the fact that this was a construction related incident, the developer Chip Jones of LERNER was made aware of these repairs / costs on 02/08/19 in on and has agreed to pay this invoice when it comes in

LAKES

THE PONDS ARE STILL LOW AS WE AWAIT THE RAIN

LAKE FOUNTAINS

: We continue to wait on the proposal from Cascade Fountain to replace the #3 fountain lighting changeover to LED type lighting system. I reached out and contacted the Tech Johnathan from Cascade Fountain Co. 02/08/19. Awaiting his response.

STREETS & SIDEWALKS

: It has been reported, that the sidewalks across the way of the first townhome built on Carlsbad Drive have extremely damaged. There are about 6 five-foot sections of broken and cracked sidewalk from construction equipment traveling over these walkways. It appears that all of this section of walkways will need to be removed and replaced.
