CLUBHOUSE & GYM

POOL & POOL DECK AREA

Nothing to report at this time.:

IRRRIGATION

We inspected the controllers and pumps

New wire was ran from the decoder to the solenoid at zone #40 on Clock D

New wire and a decoder has to be installed on zone#3 on clock C, until that is completed we installed a battery pack on that zone

A broken 6” popup was replaced in the CDD strip in front of 677 Ventura

LANDSCAPING & LIGHTING

The street light that is behind the mailboxes on Redondo was not functioning properly. Gault Electric had just replaced a new LED bulb in this fixture last week. Gault was summoned back to investigate what was happening with this street light. I spoke with the Developer Chip Jones on the street light situation and he is going to evaluate these damages and perhaps pay for the damaged conduits and wiring. The street light and pole assembly were installed by EAU GALLEY ELECTRC CO. this week and it is working fine at this time.

LAKES

I took pond samples today Friday February 1st,2019 and the TDS levels have gone down considerately. This is due to the recent rainfall that we have received and we can always use some more.

LAKE FOUNTAINS

: We continue to wait on Cascade Fountains proposal for replacing / change over the lighting to LED type on fountain #3.

STREETS & SIDEWALKS

The sidewalks across the street from first townhome on Carlsbad are damaged from the construction equipment . This will need to be replaced

GATES & WALLS

Florida Door Control came out and outfitted the Shearwater entrance gate with a wireless loop sensor and it seems to be operating fine. We were due for our preventative maintenance so all of the gate operator loops were checked for the proper continuity to operate our gates without any issues. That was the reason we installed the wireless loop on Shearwaters entrance gate because it had lost all of the continuity for the gate to perform correctly. All of the gate operator’s continuity were below the ranges needed to operate properly, but we might have to install the wireless loop sensors if we lose the continuity completely. They have enough continuity to operate now but we need to understand that going forward these underground loops do wear out eventually.
