DISTRICT FACILITIES REPORT

CLUBHOUSE & GYM

The utility shed project is underway as the pad was formed up last Friday 1/11/19 and the concrete was poured on Tuesday 1/15/2019. The conduit from the pad to the power supply source inside the pool pump housing. We have enough room left on the electrical power panel to supply 2 circuits assigned for the shed s power needs. The re-route drain system was also installed to redirect the rain water from the downspout along side of sheds slab to the open area for drainage. The shed was ordered upon the completion of the pad being poured. All of the necessary paperwork was filled out and submitted to the City of Satellite Beach for permitting and for building codes compliances.

POOL & POOL DECK AREA

: The auto fill (TORO) water valve was not functioning correctly. Brevard Pools tech was called out because they recently had serviced this issue by adjusting the water flow. The tech found that the hardware that used to hold the tank lid open was hitting the auto fill float assembly. By removing the hardware off of the cover, now the cover closes without making contact with the (TORO) float assembly. All is well now.

LAKE FOUNTAINS

Fountain #5 had low pressure issues/ poor display. Cascade came out and brought the fountain to the side and flipped the fountain over and removed bottom cover plate of intake. After completing this inspection, they found huge masses of algae growth from the internal intake of fountain. The jets were cleaned and the fountain was flipped back over / put back in place of the pond #5. The fountain was put back into service and has a wonderful display now. The lighting for fountain #3 will need to be upgraded to LED lighting because the 300-watt bulbs needed for this lighting application are unavailable (obsolete) item. We could have upgraded to a 500-watt bulb, but then we would have to upgrade the breaker size from a 20 amp to a 40 amp. This would have used more electricity and put un-needed stress on the lighting wire harness. By doing the LED changeover fixture/bulbs, we won’t have to change the breaker size, and the LED set-up will use less electricity /last longer; this won’t put any stress on the wiring harness at all. It is my recommendation that we make this LED changeover.

STREETS & SIDEWALKS

There were 3 street lights not working. One on Carlsbad drive closest to Redondo Drive, there was another bad behind the mail boxes, and one burnt out at 645 Mission Bay Drive. Gault Electric LLC was called out and changed out the three bad LED Bulbs as needed. All lights working now in the Community.

GATES & WALLS

The entrance gate at South Patrick had an issue of not closing completely / re-opening without stopping completely. After 3 times of trying to reset these gate operators, with no success. I called out FDC after shutting these operators. Due to FDC heavy work load we had to wait several days for their ability to send us a tech to make the necessary repairs. After speaking with the Tech (Paul) of FDC, I found out that the configuration code needed to be upgraded to (5.60) instead of 5.6 that these operators were functioning on. These networks get overloaded with data and these configurations need to be changed here and again to keep up with the times unfortunately these changes are made without contacting us to let us know that our software needs to be uploaded with these particular changes. In the past, this has happened once or twice before and I had asked Hy Security the manufacture that we be made aware of these types of changes so that we’re not interrupted in our gate operations going forward. I contacted Hy Security and spoke with their Technical Support Department to ask them if because we have changed the configuration to 5.60 on one set of gate operators; should we go ahead and have the remainder 3 sets of openers changed over to the 5.60 configuration so that all 4 sets of gate operators are on the same page / configuration. It was the manufactures recommendation that we keep all of our gate operator sets on the same configuration. FDC will be out on Monday 1/21/19 to re-configure the remaining 3 sets to the same configuration at the 5.60 in the software.
