CLUBHOUSE & GYM

The one elliptical machine in the fitness room has recently been repaired as bushings and other components has reached their working life-span. These machines are approximately 15 years old and parts sometimes wear out. While the tech from Browns fitness was hear I had him lubricate some of the other machines as we have had complaints of squeaky appraises. All is well now.

POOL & POOL DECK AREA

The pool chemical levels are spot on and the pool pump is pumping 350 GPM which is spot on for water flow with our pool system. The pool resurface scope of work is on schedule for February 3,2020 buy SPIES POOL & Fountain Company., We received written authorization from the Brevard Board of Health to begin the scope of work of pool resurfacing. Building Permit #05-60-05071 Jan.16,2020

IRRRIGATION [Updates provided by Insight Irrigation LLC.]

On Wednesday (1-15) Insight Irrigation attempted to run a flow test on clock A. It appears that Hoover was on site and working on the pump stations that day and our test results were invalid. We do know that all zones on Clock A are functioning electrically.

We will try to get flow results for both clock A and B done next week if possible. Insight will continue to test on Wednesdays and if needed Thursdays. Let us know if there are any questions or concerns.

LANDSCAPING & LIGHTING

Nothing to report at this time.

LAKES

The 6 Community Lakes are a bit low which is normal for this time of year. The hydrilla issue continues, and we have a vendor coming out to assess our hydrilla overgrowth solution. It has been discussed about dreading the lakes to rid us of some of this problem. Vendor working with William V. on scope of work of hydrilla removal.

LAKE FOUNTAINS

All 6 fountains for our Community lakes are functioning fine at this time, The Lake Valencis fountain lighting has been tripping the breaker causing irregular night time lighting. I'll continue to monitor this situation and change out breaker if need be.

STREETS & SIDEWALKS

Waiting on proposal from Gault Electric LLC for lighting up the sidewalk from Monterey Drive to /by playground and all the way to mailbox area on Ventura Drive.

GATES & WALLS

FDC came out and replaced the hinge-point elbows of all of the 8 gate operators as a preventative maintenance procedure authorized by me Randy McGrath (DFS) These particular parts were in need of replacement due to evidence of sloppy operation, and visible wear & tear on these parts.

PLAYGROUND

A separate proposal to install lighting in and around playground area when installation of sidewalk lighting takes place. What it would cost to add lighting to playground area as well.
