FACILITY MANAGER REPORT

CLUBHOUSE & GYM

Continuing the painting of the raised decorative band around the windows on the front of the Clubhouse. The window sills will be weather-tite where needed and textured/painted complete. Gym: There is nothing to report at this time

POOL & POOL DECK AREA

The pool pump is operating fine, nothing to report at this time. The black algae treatments have worked, this issue is nonexistent at this time.

IRRRIGATION

The SFH and TH pump stations were turned OFF yesterday 1/04/2018 because of the freeze factor (WEATHER CONDITIONS) below 32 degrees. Both systems were put back in operation this morning 1/05/2018 and both systems are functioning fine at this time, nothing to report.

LANDSCAPING & LIGHTING

All street lights are functioning fine.

LAKES

The ponds are LOW and the Artesian wells are being used 15 gpm, to help compensate for lack of rainfall. This is normal for this time of year. Samples were pulled from each pond and tested for TDS (total dissolved solids) The results were somewhat elevated, and this is also normal due to lack of rainfall lately. Both wells were also tested for TDS and were within
the tolerances allowed to be able to irrigate normally at this time. These ponds will need to be monitored twice a month now to assure the TDS levels are within the threshold allowable to continue the irrigation process. If water levels deplete quicker than we expect, the watering schedule will need to cut back accordingly. We have to be proactive and conserve the
water that we do have by adjusting the watering minutes accordingly as well. There is no need to panic, but by being aware of the water availability and usable water within the parameters of TDS allowances. We need rainfall badly.

LAKE FOUNTAINS

All of the fountains are functional and all lights are functional too. The display on fountain #2 is poor and could probably could need the jets cleaned to improve the display.

STREETS & SIDEWALKS
GATES & WALLS

The South Patrick exit gate was damaged by a delivery truck on 12/12/2017 and FOC has given us a proposal to replace the leaf that was damaged and they have started fabricating the new section of gate. When completed they will be here to install the new section, and make the exit gate functional once again.

PLAYGROUND
OTHER

The bids have been taken for the painting of the (44)existing street lights and poles/(10) sign poles street signs, changing the color from brown to black satin finish to match the new sections color codes.

Projects Status: Ceiling on patio has been put up for bid to stain and seal ceiling on both front entryways game room/fitness room entryways ceilings. I have two bids for labor only ($1600.00) The cost of stain /sealer $300.00. Total job $1900.00. Originally I was going to do the labor, but this job should be professionally done in my opinion because of lappage absorption issues is beyond my expertise. Randy McGrath (FMCA).
