CLUBHOUSE & GYM

All of the Christmas decorations were taken down off of the gates and exterior of Clubhouse.

POOL & POOL DECK AREA

Nothing to report at this time.

IRRRIGATION

We began our monthly irrigation inspection and repairs on Wed. As of yesterday the technicians completed Controllers A and B on PS#1.
All of the controllers have been reprogrammed and a new schedule has been sent to the CDD and HOA.

LANDSCAPING & LIGHTING

The damaged street light at Carlsbad Drive and Montecito Drive was removed by Gault Electric Company LLC and taken to their shop. We were able to determine that these particular street lights are manufactured by (DABMAR Lighting Inc.) Model #GM8950 – GM8959. Gault reached out to the manufacture to try to order just the top light fixture and decorative base of these street lights. The light pole itself was still usable and not too much damage to it. Much to our surprise they were told that they did not just sell the components to these street lights, that we would have to purchase the complete street light assembly at the cost $3070.00 installed by GAULT ELECTRIC CO. In conversation with Jason Showe, he gave me another vendor Eau Galley Electric Company whom he has worked with in the past over in Bay Tree Community. The contact person there was Mike Linder, after speaking with Mike Linder this morning 01/04/2019: he told me that his supplier has a established & personal relationship with DABMAR Lighting Inc. and that he would reach out and see if indeed we could order the much needed parts for our street light through his company. Eau Galley Electric Co. He will contact me as soon as he finds out the parts availability status.

LAKE FOUNTAINS

: Fountain #5 was reported to have a very poor circulation and display by Larry Bradshaw on 01/03/2019. After recognizing this I contacted Johnathan the Tech from Cascade Fountain Company and scheduled for him to come out and clean the jets and intake screen to determine what is going on with this fountain #5. At that time, he instructed for me to shut this fountain / lighting to this particular fountain to keep from running this fountain and causing damage to the pump assy. I also told him that several lights were not functioning on fountain #3 pond #3. This was reported to me a couple of weeks ago by Mr. Rich Wellman. I was unsuccessful of reaching Johnathan Cascades fountain Tech due to the fact he was on vacation for a couple of weeks when I was trying to contact him. He will be addressing the lights issue not functioning on fountain #3 today 01/04/2019.

STREETS & SIDEWALKS

Nothing to report at this time.

GATES & WALLS

: The entrance gate at Shearwater Parkway was sending an alarm notification on 01/02/2019. The gate was opening and closing simultaneously, continuously opening and closing, completing the open & close cycle over and over. I shut the gates off and contacted FDC, reporting this incident because they were just here last week answering the same complaint. The Tech Brad from FDC found corrosion on the microswitch leads that control the gates range of motion and how far the gate is to carry through in its cycle. He replaced the wire lead terminals and sprayed connections with an anti-corrosion spray. He also adjusted the timing of these entrance gates to close in a more appropriate type sequence. He then checked the operation of these gates through approximately 35 cycles to see if this issue would repeat this (failure). Shearwater entrance gate working fine now.

We are ready for the Concrete crew to form up and pour the slap for the shed location.
