FACILITY MANAGER REPORT

CLUBHOUSE & GYM

On Christmas Eve, one of the elliptical machines has came apart internally within it's exterior cabinet. This happening caused a noisy operation and therefore this machine was deemed unsafe for use. Caution / danger tape, and (OUT OF ORDER) signage was posted on this piece of equipment. Browns Gym equipment services inspected this equipment and rendered it unsafe for use. The necessary parts were ordered and should be available sometime next week for repairs. The rear emergency door only was inspected by vendor CDA Solutions and the recommendation for Commercial type door be installed in place of the residential type door that is place now. The game room patio access door will also need to be reworked to have the double door to be able to keep one side of the door in a secured locking position, and to leave the free door to be fully functional with crash bar exiting. By reworking these double doors will allow us better control of the securing of this exit onto the patio area. All ten doors that exit the Clubhouse will need new cover plates installed, replacing the existing covers that are in very worn and corroded condition. The new vendor CDA Solutions will be quoting us the costs of this much needed maintenance on securing the Clubhouse here at the Montecito Beach Club. All of the A/C filters were changed on December 24,2019, These filters are changed every 3 months as needed.

POOL & POOL DECK AREA

The pool pump motor has been acting up, causing the breaker to trip three times yesterday January 2,2020 This breaker was reenergized once today January 3,2020. I made contact with Mike from American Pump Company yesterday January 2,2020 and explained the situation, and he made an appointment with us for Monday January 6,2020 early as possible. The Brevard Tech Daniel cleaned the grids today January 3,2020 backflush the pool system completely. The breaker has not tripped as of yet since. I will continue to monitor this issue accordingly. A new pool timer was installed this week for the pool lighting. The timer was set to turn ON at dusk and turn OFF at daylight. The old timer had a bad timer motor.

IRRRIGATION

There was no irrigation report available from Brandon Dietrich of Paradise Lawn & Irrigation as he was in school this week.

LANDSCAPING & LIGHTING

Nothing to report at this time.

LAKES

All of the Lakes had samples drawn and the TDS levels were tested and recorded as they are done the beginning of each month. The test results show that the TDS levels have stabilized and continue to follow the same pattern of the previous months and previous years.

LAKE FOUNTAINS

All of the 6 lake fountains are functioning fine at this time. The fountains ar South Patrick Entrance / Exit are not working. Spies fountain repair was notified of this issue and a work order was generated by William V. before he went on vacation. The Exit fountain at Shearwater Parkway Exit was also reported not working correctly (Blockage) of some sort.

STREETS & SIDEWALKS

Nothing to report at this time.

GATES & WALLS

All gates are working fine at this time. Christmas decorations were removed from Shearwater Parkway Entrance / Exit this day January 3,2020.

PLAYGROUND

Nothing to report at this time.

OTHER

An inspection was made of all Perolas here at Montecito Community for the safety and condition of these structures by Dave of Armstrong Constructors. A complete report will be submitted of the findings to William of GMS and to be reviewed ASAP upon William V to work next week.
